Fixing a Foreclosure? Five Favorite Fixes

If you're buying a home to rent it out or sell it, this handy list should help point you in the right direction for improving its appearance and value.

1) Curb appeal is king
First of all, walk across the street and look at the property from there. Take some pictures. Maybe ask a friend to look at it with you, with fresh eyes. What bothers the eye? Does the home need new window treatments? Could trimming a tree or removing a bush make a difference? Note the condition of landscaping, the front door, the front door knocker, the house number, flower beds and any other small changes that could improve the immediate impression the house makes.

2) Color me comfy
Paint is an immediate value-enhancer. But don't go for white or neutral! Just stay away from wild, garish colors. But soft pastels can be much more welcoming than plain white. Pale greens, terracotas and soft yellows are generally excellent choices. You can also paint the ceiling a lighter shade of the wall color instead of leaving it white.

3) Kitchen and Bath
These rooms will take the most scrutiny. Simple faucet replacements, a cool appliance, an espresso machine can really make a difference. If needed, resurfacing the kitchen cabinets may totally change the mood in the kitchen in older homes.

4) Crown molding
Crown molding can make an otherwise blah living room appear much more elegant. For taller ceilings you may consider dentil detailing, making the transition from wall to ceiling even richer.

5) Window treatments
Those rickety shades or tangled blinds may immediately send the wrong message. A simple trip to Home Depot of Ikea may solve this. Modern, attractive window shades or curtains create an atmosphere of warmth and comfort, and help convey that the house can be a home.
