Description

This property is offered for sale directly by the owner. For Sale By Owner homes, also known as FSBOs, can be a good buying opportunity, because the owner will save up to 6% when there are no brokers involved in the transaction. This leaves more room for price negotiation and potential buyer savings.

This listing is NOT a foreclosure. Large house in friendly town. The house is structurally fine. Good location, very near the city library and downtown areas. No leaky roof. Electricity works just fine. The furnace is old and somewhat inefficient, but it works alright. There is a hot-water heater in the basement, but I have not used it; It most likely works, because the people who lived there before me used it. The kitchen plumbing works alright. There is cold running water in the kitchen sink there. Before drinking the water, let it run for three or four minutes, just in case it has picked up any heavy-metals from the old, fresh-water pipes that carry drinking water to the house [I'm told there may be some lead-alloy in those old pipes]; An ambitious person could hire someone to put in new fresh-water pipes from the street to the house. The downstairs bathroom has a 'redneck' toilet that works alright; To get it to flush, all one needs to do is fill a bucket half-full with water, then pour it quickly into the lower part of the toilet once flushing is desired. Thus, a weak or elderly person might want to pay the two-hundred or two-hundred-fifty dollars that it might take to hire a plumber to fix that toilet. Other than that first-floor, half-toilet, there is currently no working plumbing in either the downstairs or upstairs bathrooms. However, there is a 'redneck' cold-shower in the basement that works just fine. Those individuals who wish to wash a face or brush some teeth can happily use the kitchen sink.At one time, the house may have had a garage, but I never saw one there during the two or three years that I lived there. The house exterior was painted recently. There is a working sump-pump in the basement. The interior has some books, some bicycles, some not-fancy furniture. Some owner-financing might be available. I do not know if the house would qualify for FHA financing with the bathroom-plumbings still needing updating. There are some nice, mature trees on the yard. The grass lawn is generally healthy.
