This listing is NOT a foreclosure. We're 3rd generation owners selling the family farm so please excuse all the pictures. We're saying goodbye. Also we wanted you to see what really sets this place apart. 80ac mature hardwood, 60ac pasture w/30ac that can be bailed. Two ponds. One is 6ft deep. Never dry. 4 & 5lb bass & catfish have been caught. But who knows what else is in there? The 2nd pond was dug 12ft deep but needs to be sealed. A spring runs thru the bottom of the hollow10-11months of the year. There's a walnut grove north of the house but walnut trees are scattered everywhere across the farm. Oak, Hickory, Blackjack & Hack make up the rest. The land lies mostly level w/exception of two deep hollows on the north edge of the property. The cold-water well is 125ft deep. No sulfur. No chemicals. The county road stops at the front gate so all the surrounding properties are land-locked. That means no roads/no traffic for almost an entire section. Add to that the house sits in the middle of the property & you have a place so quiet...my brother couldn't live here. We had 3 children when we took over, so we brought our own noise. The original barn (cir.1911) is still standing but not usable. It's trying to hang on-begging to be restored. A stone chicken house (also 1911 ) just needs a roof & a door. I wanted to make it an outdoor shower/bath (or outhouse) but wife said Nope. Dad built the "new" house in 1970 while I was in Vietnam. 3bd 1 bath approx. 1500sqft. 2 add-ons could be (have been) used as extra bedrooms. The wood stove easily heats entire house w/propane wall heater for back-up. Recent updates include: New laminate hardwood floors in lv rm & two bedrooms. Porcelain tile floors in kitchen/dining area/bathroom. New backsplash. Jetted tub, vanity w/granite top & accent wall of reclaimed wood complete the bathroom remodel. New paint in kitchen, bathroom, 2 bdrms & den down stairs. There's a 40' x 8' fiberglass cylinder tank w'plywood floor. An elevated club house 8' x 8'. A concrete slab abt the size of half-court w/reg. Ht basket ball goal & painted free-throw line. A Giant Walnut, an Oak & two Large hackberry trees are on 3 sides of the house so it's well-shaded. Several fruit trees, Cherry, Plum, two Pear trees which are very productive but last year a literal herd of coons took every last pear in one night! In the tree! On the ground! Had to be an army! Garden spots? Pick one. Any size. From small personal to commercial truck patch. School bus comes to your front door turns around in the circle drive. Location allows attendance at 3 local schools. Grove, Afton &/or Cleora(k-8th). Our family goes back to before Pres. Eisenhower. Never locked a door. Never lost a thing. Can't find a better place to raise children. Or for you rich boys, a hunting/fishing paradise so close to Grand Lake O'the Cherokees. 2mi by black top. A half mile as the Crow flies. Apocalypse Now? No problem. Carnivore or vegan. Back-strap on the hoof, bird on the wing, fish from the pond or Wild onions & blackberries or watercress & mushrooms from the spring. You can sustain life indefinitely here & never leave the farm. Wildlife dominates out here. Deer & rabbit in the front yard are common. Every year in the fall & early spring Bald eagles, Geese & Ducks are seen. Other critters seen/heard from our front porch: Fox, coyote, possum, Woodchuck, Squirrel (red & gray), Quail, Turkey, Owls, Red-tail Hawk, Cranes & Egrets. Turquoise Indigo's line the drive to greet you going out & coming in. Words are just words. People TALK about Peace. But when you cross that cattle guard & start down the drive a wall of trees swallows you up as the world disappears behind you... & you FEEL peace as it settles over your soul. I will truly miss this place. I will never find another one like this one. So come on by... before I change my mind. If you dew drop in...honk when you pass the barn. It'll give me time to put some britches on.
